Rental yield is the figure most investors quote and fewest calculate properly. On A-class developer benchmarks, a semi-furnished apartment in North Bengaluru returns 3.5% to 4% of property cost each year, while a furnished home returns 4% to 4.5%. Applied to real price points, those percentages produce numbers worth examining.

Take the entry plan at Codename Club Class, priced at Rs 2.15 Cr. At 3.5% to 4%, annual rent works out to Rs 7.53 L to Rs 8.60 L, which is roughly Rs 62,708 to Rs 71,667 a month semi-furnished. Furnished, the same home returns Rs 8.60 L to Rs 9.68 L annually, or approximately Rs 71,667 to Rs 80,625 monthly.

Move up the range and the arithmetic scales predictably. A Rs 2.66 Cr home returns Rs 9.31 L to Rs 10.64 L a year semi-furnished — about Rs 77,583 to Rs 88,667 monthly — rising to Rs 10.64 L to Rs 11.97 L furnished. The Rs 3.04 Cr plan returns Rs 10.64 L to Rs 12.16 L semi-furnished, and a top-end Rs 3.50 Cr home reaches Rs 12.25 L to Rs 14.00 L semi-furnished, or up to Rs 15.75 L furnished.

The furnishing premium deserves attention because it is often mispriced. The gap between semi-furnished and furnished yields is roughly half a percentage point of property cost, which on a Rs 2.66 Cr home is around Rs 1.33 L a year. Whether that justifies the furnishing spend depends on the tenant profile and how often the unit turns over, since furnishings depreciate and replacement cycles eat into the differential.

Tenant demand here rests on employment rather than on speculation. Manyata Embassy Business Park sits approximately 6.8 km away and Bhartiya City around 2.6 km, with Karle Town Centre at roughly 7.6 km and the KIADB Aerospace Park at about 16 km. Corporate leasing from those clusters supports the upper end of both bands, particularly for larger formats where a company is taking the lease rather than an individual.

Two caveats. Property cost for yield purposes should mean the all-in cost including charges, GST and registration, not the base rate — using the headline price flatters the percentage. And maintenance at roughly Rs 7,300 to Rs 9,200 a month is a real deduction from gross yield. Net returns will always sit below the benchmark bands, which is why those bands describe gross yield rather than what lands in an account.
