Two alignments serve the Thirumenahalli belt. The Blue Line runs up the NH-44 airport corridor with three stations within a short drive: Bagalur Cross at roughly 5.0 km, Yelahanka at approximately 5.1 km, and Jakkur Cross at about 6.3 km. Yelahanka is indicatively targeted around June 2027, subject to change. Veerannapalya on the same line serves Manyata directly at roughly 7.7 km, indicatively around December 2027.
The Pink Line matters differently. Its underground section terminating at Nagawara, approximately 10 km away, is targeted for December 2026, after which Nagawara becomes a Pink and Blue interchange. That interchange is what connects this northern belt to the central business district by rail rather than by road — a qualitatively different proposition from a suburban stop on a single line.
How much is already in the price? Thanisandra averages near Rs 11,500 per sft, having risen 90.1% to 94.2% over five years, a window that overlaps substantially with the period of metro announcement and construction. Some of the benefit has therefore been captured. A stable-market outlook of 8% to 12% a year with potential uplift around commissioning is a more realistic frame than expecting a step change on opening day.
Timeline risk cuts against the thesis and should be stated plainly. Metro completion dates in Bengaluru have moved before, and the dates above are indicative rather than committed. An investment case resting heavily on a 2027 commissioning carries schedule exposure that a case resting on existing employment does not.
The practical implication for a buyer at a project such as Codename Club Class is to treat rail as a supporting argument rather than the argument. Employment already exists within the commute band — Bhartiya City at roughly 2.6 km, Manyata at about 6.8 km. If the corridor only works once the metro opens, the purchase depends on a date nobody controls. If it works today and the metro improves it, the exposure is far smaller.
