Verifying a developer is a process rather than an impression, and most of it can be done by a buyer without professional help. The checklist below applies to any residential purchase, and it becomes more important rather than less when a project is at pre-launch with registration still pending.

Start with the corporate identity. Establish which legal entity you are contracting with, not which brand appears on the hoarding. In a co-developed project this matters particularly — at Codename Club Class, Ramky Group is the developer with Multigen as co-developer, and the entity signing the agreement for sale is the one against whom any future remedy runs. Ask for it in writing.

Move to the statutory position next. Karnataka RERA registration for this project is awaited, meaning no registration number, no statutory carpet-area commitment and no penalty-backed completion date exists yet. When the number is issued, verify it yourself on the authority's portal rather than accepting a forwarded image. Registration also puts the approved plans on public record, which prevents quiet changes to what was shown at sale.

Inspect the approval chain as documents, not as claims. Plan sanction and the commencement certificate are reported as available by some portals for this project — reported is not the same as verified, so ask to see them. Environmental clearance is required at this built-up scale and its status is unconfirmed. Given a roughly 30-acre lake on the western boundary, compliance with buffer-zone norms is a specific item to raise.

Then inspect delivery rather than credentials. Visit at least one completed project by the same developer, several years after handover. Ramky's Bengaluru list includes Ramky One North at Yelahanka, Ramky Serene Woods on Hennur Road and four others. Look at common areas, lift interiors, basement finishes and facade condition. Speak to residents about snag resolution and maintenance responsiveness.

Finally, read the agreement rather than the brochure. A court enforces the agreement for sale; it does not enforce a marketing document. Check that carpet area, completion date and payment schedule in the agreement match what you were told. Confirm the registered completion date rather than a conversational one. None of this is adversarial — a developer confident in its position will answer every item, and the questions are worth asking precisely because the good ones do.

FAQs

  1. What is the first thing to verify?
The legal entity you are contracting with, rather than the brand name. In a co-developed project, the entity signing the agreement for sale is the one any remedy runs against.

  2. How do I check RERA status?
Verify the registration number yourself on the Karnataka authority's portal once issued, rather than accepting a forwarded image or screenshot.

  3. Which approvals should I inspect?
Plan sanction and the commencement certificate as documents, environmental clearance status, and lake buffer-zone compliance given the setting.

  4. Why visit a completed project?
Common areas, lift interiors, basement finishes and facade condition several years after handover reveal both build quality and maintenance performance.
