Yelahanka and Thanisandra sit on opposite sides of the NH-44 spine in North Bengaluru, close enough that buyers routinely shortlist both. They are, however, quite different propositions — in character, in commute direction and in what the money buys.

Yelahanka is the older and more established of the two. It carries a planned township layout, a deep school catchment including Canadian International School at roughly 5.7 km from Thirumenahalli and Mallya Aditi International School at about 7.8 km, and a mature retail base around RMZ Galleria at approximately 5.2 km. Yelahanka Junction railway station, roughly 5.1 km out, adds a rail option that most Bengaluru suburbs lack.

Pricing reflects that maturity. Premium projects in the Yelahanka belt run around Rs 18,000 per sft at the top end and roughly Rs 17,500 per sft for luxury stock, against a Thanisandra average near Rs 11,500 per sft. Some of that difference reflects product specification rather than land value, but the direction is consistent.

Commute direction is the practical divider. Thanisandra sits closer to Manyata Embassy Business Park, at approximately 6.8 km, and to Bhartiya City at around 2.6 km. Yelahanka sits closer to the airport and the aerospace belt. A household working at Manyata and one working at the KIADB Aerospace Park should reach opposite conclusions on the same evidence.

Character differs too. Yelahanka reads as an established suburb with a settled street grid. The Thirumenahalli pocket within Thanisandra reads as a quieter residential enclave off the main arterial, with a 30-acre lake on one boundary and neighbourhood streets on the others. Buyers who dislike arterial frontage tend to prefer the latter; buyers who value a settled civic fabric tend to prefer the former.

Product availability is the last variable, and it favours the newer corridor. Low-density launches with corner-only planning and substantial open space are easier to find where land parcels are still coming to market. Codename Club Class, with 220 homes on approximately 3 acres and roughly 80% open space, is the kind of scheme that is difficult to replicate in a belt where the better parcels were built out a decade ago.
