A project adjoining water but oriented away from it will not see the same resale differential, which is why proximity alone is a weaker signal than proximity plus orientation.

The top of the range, at roughly Rs 3.50 Cr++ or about Rs 15,100 per sft, attaches to premium floors with prime lake views, against approximately Rs 11,736 per sft on the entry plan. A buyer acquiring at the lower end is not buying the same attribute as one paying the premium, and resale will reflect that distinction.

Two supporting factors apply here beyond the view itself. Only 220 homes exist across the two towers, so the entire project sits in a narrow supply band rather than competing against a thousand near-identical units at resale. And corner-only planning with no shared walls is a product attribute that later schemes on this corridor may not replicate. Narrow bands defend value better when the broader market consolidates, as Thanisandra's near-flat 2025 showed it periodically does.
