Reviewing a pre-launch project is a different exercise from reviewing a finished one. Nobody lives at Codename Club Class yet, so there are no resident opinions to draw on and no maintenance record to inspect. What can be assessed is the land, the drawings, the area statements and the pricing — and on those four, the project holds up better than most launches on this corridor.

The strongest feature is the floor plate. Each of the two 28-storey towers places four apartments on a level, and all four occupy corners. No home shares a party wall with a neighbour. That single decision resolves several problems at once: sound transmission between flats, the dead interior rooms that affect slab-planned towers, and single-aspect ventilation on upper floors. At this ticket size across North Bengaluru, corner-only planning is the exception rather than the norm.

Second is the setting. Thirumenahalli Lake covers roughly 30 acres on the western boundary, and both towers were turned to face it. Water cannot be developed, so the view corridor is protected in a way a setback line never is. Roughly 80% of the ~3-acre parcel stays open, running as one continuous green belt rather than fragmenting into gaps between buildings.

Third is scale. Two hundred and twenty families on three acres sits well below what the parcel could legally carry. Shared spaces therefore work — a pool that stays usable on a Sunday morning, lifts that do not queue, and two clubhouses across 88,000 sft that need no booking system for ordinary use. Amenity counts read very differently when divided across 220 households instead of a thousand.

What remains unconfirmed deserves equal weight. Karnataka RERA registration is awaited, so there is no registration number, no statutory carpet-area commitment and no penalty-backed completion date yet. The full finish specification has not been published — flooring grade, window system, air-conditioning provisioning and home automation are all still open. Environmental clearance status is unconfirmed, and given the lakefront setting, buffer-zone compliance is worth verifying independently.

On balance, the project suits a buyer who values planning over specification theatre and is comfortable transacting before registration. Someone who needs a confirmed handover date, a published finish schedule and a resident community to inspect should wait for launch. Neither position is wrong. The honest read is that the land and the layout are the product here, and both are unusually good — while the paperwork is genuinely incomplete and should be treated as such.
