Every project brochure carries two kinds of content: images that set a mood, and figures that describe what you are buying. The second kind is where a buyer should start. For Codename Club Class, roughly a dozen numbers tell you almost everything about the product, and most of them sit in the area statements rather than the headline pages.
Begin with density. Two hundred and twenty homes on approximately 3 acres, across two towers of 28 storeys, with four apartments to a floor in each tower. That arithmetic produces eight homes per level across both towers combined and, critically, four corner positions per tower floor plate. Density expressed as homes per acre tells you more about daily life than any amenity count does.
Next, the area statement. Saleable built-up area spans 1,832 to 2,312 sft across eight plans. RERA carpet area spans 1,065 to 1,366 sft, with balconies of 131 to 177 sft. Divide carpet by saleable and the efficiency lands between 57.2% and 59.3%; add the balcony and the ratio rises to between 65.1% and 66.6%. Those percentages let you compare this project against any other on a like-for-like basis, which raw saleable figures never do.
Then the open-space and amenity figures. Roughly 80% of the parcel stays open. Amenity programme runs to more than 30 designed experiences across 88,000 sft, split between two clubhouses. Read the amenity number alongside the unit count rather than on its own — 88,000 sft divided across 220 households is a very different proposition from the same figure across a thousand.
Pricing figures round out the set. The band runs Rs 2.15 Cr++ to roughly Rs 3.50 Cr++, which works out to approximately Rs 11,700 to Rs 15,100 per sft on saleable area. Against a Thanisandra average near Rs 11,500 per sft and branded premium launches nearby at Rs 13,000 to Rs 16,000, the entry plan sits close to the local rate rather than above it.
One caution on sources. Some third-party pages describing this project quote 157 units, mention a four-bedroom option, or list rooftop barbecue zones, sky lounges and a jacuzzi. None of those appear in the developer documentation, which states 220 units and two configurations only. When a figure on a portal disagrees with the project documentation, treat the documentation as the reference and ask for the discrepancy to be explained in writing.
